Not that I have that kind of money sitting around :confused:... but I would be interested to see what a pro-forma looks like factoring in expected purchase and renovation costs and realistic future revenue/expense projections.

Time frame would be a big factor too - can it reasonably be re-opened quickly to get revenue flowing and help cover reno/debt-service or is it several years from first-dollar in?

What LTV ratios and rates are MX commercial lenders offering?

Where do things stand now with non-citizen investment in MX now? I remember it being considered risky because of the requirement for local ownership control.

I've been a minority, hands-on partner in commercial real-estate and @Dave Dillehay is spot-on about the importance of unity of vision (and I'd add equity of investment/effort and reward.)

If a group comes together, I have a friend who is a very experienced consultant in the high-end hospitality development arena (Las Vegas, LA.)

If it wasn't for current filial responsibility, I'd have opportunity and funds to go in and maybe be hands on. It would be an interesting (exhausting/exasperating/fun) next chapter.

What would be required to put a prospectus together for a group buy is way beyond what I would be willing to do without some sincere input from others. If there any, let me know by private and I could consider getting involved.

I beleive unless the laws have changed anything oceanfront must be owned with a Mexican partner owning 51% or more. Even if I had the money that would keep me out.

No. The boats are an additional $1.2 million for (I think) 153 permits on 7 boats.

So, $11,700,00 for the hotel and dive operation as it now exists. I never visited Scuba Club Cozumel but there were many loyal patrons. It will be very interesting to see if a new scuba resort rises from this venerable operation.

I acknowledge my ignorance of such things, but why does each boat require 21-22 permits?
