Silicone gel as in Trident brand scuba silicone lube or food safe silicone.

Try holding your mask on your face without the strap and without using your hands. Just inhale through your nose to hold the mask to your face while looking down. If your mask falls off or if you can get air then that means the mask isn't sealing on your face. You should be able to tell where the leak is.

If you do have a good seal then try setting the strap so that it's not too tight or too lose. Just set it so it's the exact circumference of your head, then tighten it 1-2 notches only on either side.
Your snorkel should also not be placed directly near the buckle. Use a silicone snorkel keeper to hold it in place, not the usual clip that came with the snorkel. Also set the snorkel back farther towards the back of your head so the snorkel comes straight and clean into your mouth without any massive bending or manipulation of the snorkel tube.
