Well, an "oral lease contract" sounds like just about the dumbest thing a tenant could do. Put it in writing. Like many legal issues, whoever is holding the paper, wins.

I suspect that whether a written lease is good or bad for a tenant depends on a lot of behind-the-scenes circumstances. The article mentions bribes, powerful families, forged documents, etc. A tenant could get a better deal by agreeing to keep it on the down low. The lessor who is believed to own the property may not even be able to prove clear title--it seems many cannot. And papers may not be worth the paper they're written on if judges are persuaded to ignore them.

Tulum has already lost its charm, as far as I'm concerned. My best memory will always be as a backpacker sleeping in a thatched-roof hut on the beach. That kind of thing is gone. All hotels now.
