I have a osais that is about 10 years old. The gray egg shaped one. I bought a another older model that is black and is round, for my girlfriend,,,,not sure how old this one is. Are these both ready for Nitrox and do they need to be cleaned in anyway. Just used both of them last weekend and were serviced about a month ago. Both work great

You need to check with whoever serviced them. They should be ok for under 40% as long as new rebuild kits were used. The new kits we get have nitrox compatible components(o-rings, hp seats) and we use christolube anyway for reg rebuilds. But just to be safe check with the shop or tech who did them.
To me as long as you're using regular blends below 40% I'd think that the tank 0-rings would be more important because they are in direct contact with pure o2 during partial pressure blending.

you don't really need a "nitrox ready" regulator.

However the CGA says any "gas" above 23.5% should be O2 clean. FWIW

Most folks dont do anything special with their regulator when using it with nitrox.

This is what Sherwood says. (I sent them an email last week)

"Thank you for your email and your interest in our Sherwood products. The Sherwood regulator usually does not come Nitrox ready. Sherwood does have a Nitrox Kit available."

Sherwood SCUBA policy on any Sherwood reg is that you have to have the regulator serviced using the Sherwood nitox kit 4000-15N, this kit is for use with most Sherwood regs.
