You'd probably want to soak the housings for at least an hour in freshwater after diving in SW before opening them. I visually inspect the O-ring and wipe the surface it contacts with a lint-free cloth every time I open the housing. I lube the O-rings every other dive day - I look for hair/dirt and feel for sand grains, and clean the O-ring before applying a very thin coating of silicone (no silicone is bad, too much silicone is bad as well).
I use a blunt scalpel to peel the O-ring, but a credit card should work as well. Just nothing sharp enough to cut or scrape the O-ring.
Happy and safe diving!
