I'm not sure if the price will be a detractor yet. Looking to get feedback. Other units in my building are a little less price but they are not as nice as mine, or my neighbours #9 who also really takes care of his place. Some the units in the bay have concrete couches and aren't as comfortable as mine and they don't keep their units up as well. Also it is is now high season when prices are a bit higher. Thank you for your comments on the interior design. I really worked hard to incorporate some Mexican flavour with modernization. There are some other guys who renovated and made it look very American and I didn't think that was right. When you are in Mexico I thought it should feel Mexican and I think the designer got that part right. We preserved the coral floors for example. Some people put wood ceramic floor over the coral which I thought made no sense. Thanks for your comments.
if, as you said, you are not looking to rent that much then by all means ask top dollar. just make sure you are advertising to the right crowd. i am def not your target customer. lol but there are a lot of people out there that would not even blink at spending 400/night for a nice 2 bed / 2 bath unit in that location.

I'm seeing $7184 USD for Jan 3-31st

Looks like a nice place and with the beachfront, pool, patio, safe parking, well off a busy street. The rates he's charging are pretty fair to me. I would pay that for 2 couples/4 divers for a place like that

not all rentals offer monthly rates. many do but many dont. so if a place is 2000/wk, some will offer a month for 4000 to 5000. but if they dont offer special rates for lenghtly stays, then it would be 2000/wk x 4. keep in mind also, that if you do find monthly rates from short term rentals, often times they will ask you to pay extras like utilities or maid service ect.
 
Hi, I saw you reply to my post about my place in Akumal. I decided to offer a lower monthly rate. If you want to deal with me on a direct deal without fees or commissions you can have it for $6000 for January.

I decided to offer a monthly rate of $6000 as a direct deal with no fees or commissions. For January although I think I have a booking that leaves Jan 2 or something like that. If it’s for scuba divers I don’t mind coming down a bit in price because the right clientele means a lot to me and I could use a longer booking right now as these renos have cost me a fortune. The place is basically brand new and it has daily maid service so 6 grand I think is a super deal. I figured I’d probably get someone to take it Jan, feb March! I’m not giving up all 3 months because I'm from Canada and really need at least a month out of this cold now. Been dining the long winters my whole life and no more. It really is a great spot if you love scuba like I do. A little story. Last time we were down there there were baby Lemon sharks (I think they were lemons) hunting 2 metres off the shore and you could see their dorsal fins while having morning coffee. There were stingrays too that close to shore.

Originally I was just not going to rent at all. Then I changed my mind and decided I'll rent sometimes but hoping to get a good clientele. Really don't like idea of random people. People who have the money I don't think care that much about a few bucks more. I was thinking this scuba board might be a good place to find customers because I know scuba divers would get the most out of this rental.
 
Very nice unit! It’s a little more per night then I would be willing to spend for that area and I wish the unit came with a washer (Airbnb website listing says it doesn’t) other than that I like it!
You can tip the maids and they will do your laundry. We have a washer and dryer building on site.

hi sorry for late reply I did not have notifications set up properly. I am representing several of the apartments in akumal now and can work out a good price for a monthly rental for you if you want.
