I like to have some basis of fact in my fantasizing. But not too much. I can't see that last '0' in the price. And the rooms are always booked, the staff works out of love of the job, and nothing ever needs repairs.

Also, do you know what "turnkey" means?

Turnkey means 'ready to run." As in, all you have to do is turn the key.

I first saw the phrase in the kit car industry, where often you could buy kits of various stages that required you to complete the kit, or you could buy 'turnkey' models, where you just got in and drove it home.
 
What outfit is this? Which island?
 
Annual sales != profit. The question here, aside from which shop is this and the full slew of due diligence, is what actual profits have been. Before even fantasizing about this you should consider a NDA and a look at their books.

$4.4M is not that much for a good business, but without a proper financial analysis and third party audit it doesn't matter much what the price is. It could be $4 and still a bad deal if the business is heavily in debt...
 
Vaguely defined: profit = sales minus expenses
 
And value can be equally vaguely defined as:

(Profit - Expenses) + (Assets - Liabilities) + Goodwill
 
So no guesses which place this is? It says CDC. I think there's a two on Utila with a hotel but none on Roatan. But with a pool? I'm stumped.

Google searching shows it is either Pura Vida, AKR or Subway.

I used "gold palm padi pool" and then tried "IDC" as a subsearch.

At 4.4 million, two would be smoking crack, one would be priced correctly to sell.

EDITED TO GURGLE: Utila Mango Inn? That would fit
