I am planning a trip to CoCo View. Does the room (Ocean Front vs. Over Water) matter?

I have only been there once (March 2012)...so perhaps other , more seasoned CCV travelers will weigh in. I also just booked for March 2013, so just went through the same room choice process.

We stayed an oceanfront room this year, on the upper level. If you have to choose an oceanfront, I would definitely recommend choosing the upper level for the view and added breeze as long as you don't mind climbing a flight of stairs.

Some comments I heard from other folks as we made our choice for 2013 (we decided to try a cabana):
- "All rooms have hammocks"
- "We have stayed in all three and like the cabanas best. Larger room, bathroom"
- "The Bungalows are nice, but smaller bathrooms"

Some folks really like the bungalows since they are the shortest walk from the clubhouse
 
Bungalows also will have the most outside noise being closer to both the club house and Fantasy Island.
Personally, I have never heard alot of noise but others have commented on it.
I have only stayed in a cabana and they were fine.
If you do oceanfront I agree with the second floor observations.

I would (did) choose the cabanas.

I'll add to the mix... the Ocean Front rooms- yes, the upstairs units have the best view. (They are 13-15 and 19-21) You can see critters in the Font Yard- we have seen baby Nurse Sharks chasing Lobsters in 6" of water- as well as Dolphins in the Sunset. Nice views- for sure.

The lower level units (16-18) have some unusual advantages as well. No stairs, which is a plus for us elderly crips, but what else? Many visits there I have decided to just go night diving. Room 17 is ideal for that. You can turn it into a Bat Cave. Sleep all day, dive all night. It is also the best handicapped room, so it might not be available. These are also good rooms to enjoy conversation with your new friends as they walk by to their rooms- or just sporadic "people watching".

All downstairs rooms (and this is universal truth) are easier to air condition and keep cool. Any of the 16-18 are in this category, and you could likely hang meat in #17 if you dialed it down far enough.

The Bungalows (two buildings, two units in each: A thru D) are up on stilts over the water and have the most interesting room layout. I have been in them many times and yes- during major National Holidays, you can indeed hear Fantasy Island- but it also takes the unlikely wind-shift from that direction. The Bungalows (esp A&B) are very close to the main Clubhouse and the dive op which is not a noise issue, it's a matter of less walking for some. You can walk from the main Clubhouse to the farthest Bungalow D in 1 minute. These units are on the favored list of serious Flor de Cana enthusiasts. They are closer to the bar, but if you walk off of the wooden planked pier, you will only flop into the ocean, so there's that.

The Cabanas are the 3 over the water buildings that line the shore to the East. With 4 units in each, they run C1 > C12, with #12 being the farthest along the boardwalk, about a two minute amble from the Clubhouse. These have the nicest close-up view of the Front Yard. This area is a live intertidal zone and there is always something in the water below your view of the Ocean. You can see the surf in the Moonlight and I can assure you that you'll hear it.

The Beach Houses provide another way to do it. Much cheaper if you have a family style group and if you want to walk around your place naked and playing the banjo- it won't bother anyone! You can take meals at CCV or cook for yourself.

They're all nice, you should go stand in them all when you are there and decide for next time around. If you ask, most anyone will invite you in for a look-see.

I have been twice to CoCo View. The Cabanas are larger than the Ocean Front rooms. The Cabanas have more shelf space for storing things than the Ocean Front rooms. I think the Ocean Front rooms have slightly larger rest rooms. Most important to me is that my wife FAR PREFERS Cabanas. She claims that she can hear when people are walking on the floors in other rooms in the Ocean Front (even when we are upstairs). I don't know. I can sleep through almost anything.
 
I have stayed in both and now only stay in the cabanas....something about waking up and see the ocean while still laying in bed....the wall facing the ocean is all floor to ceiling windows/glass panel doors....also two ceiling fans and floor fan and a/c or sleep in open air..... ahhhhh can't wait for June 9....
