Looking for an apartment, hotel or small home on the beach or with a pool not too far from the beach. I'm not into AI's and would like to be near downtown for dinner purposes. This is a budget trip for June or July to hold me & the Mrs. over to next Feb/March (Belize). All suggestions appreciated.

Check out Caribe Blu. Google "caribe blu" and "cozumel" and you will find tons of info. I think they have a new website.
 
I think that the best non-beach, non-AI is Casa Mexicana. Very nice rooms, breakfast included, reasonal price, right downtown.

Just stayed at Suites Bahia. It is downtown, right on the waterfront at Calle 3. It is an older place, but I found the room to be very large - it had a king and a queen bed, a small kitchen area with a full sized refrigerator, a full size walk in shower, a storage closet, remote control TV and AC. The housekeeping was very good - the room I had was exceptionally clean. There is a computer in the lobby you can use to access the internet at no charge - sorry no printer.

Location is in heart of town - however no beach.

This is a real budget place - I got my room as part of a air package so I don't know exact cost, but I'm guessing their standard room is about $50 - $60 a night.

Casa Mexicana is a block or so to the South. Very new and much nicer in terms of amenities. There is a nice sun deck and a small pool as well as a nice public eating area. Rooms are relatively small (1/2 to 1/3 the size) when compared to Bahia, but much newer. Rooms here are at least double those at Bahia.

Unfortunatly you have a bit of a conflict there. The beaches are to the north and south. Not really any beaches near town. I agree with Gordon on Caribe Blu. Love the place and it fits most of your criteria:

1. Cheap
2. Non-AI
3. Pool (small)
4. On the water
5. Resonably close to town (2-3k, I do about 50/50 walk cab).

Other good things: Good room size, clean, free shore diving if you're using the in house op.

James, who are you diving with in Akumal? What centoes do you plan on diving? Thanks....oh, and have a great time. Wish I were going with you

if your on a budget and want near the beach
the Villablanca but pay the $10 for the room upgrade.

in town you have several options we last stayed at the Vista del mar, nice but the hot water was an issue. I understand the bahia and Colonal suites are also nice.

If you can go the extra, I understand the casa mexicanna is worth it.
 
No frills basic room on the water on the south end of town no cab needed. The Baracuda june and july probably you can get for 75 a night. No beach but a nice man made sand terrrace that encompasses the entire back of the hotel. They created a natural pool at the sea wall. Rooms are basic but who stays inside. They do keep the place very clean.
